This Big Bear bank owned home has been on the market for 50 days…..Freddie Mac dropped the price a couple weeks ago from $114,900 to $94,900 so I think it’s priced fairly now. As I mentioned in the video, the only goofy thing I see about this property is the fact that you have to walk into one bedroom in order to get to the second bedroom. Some buyers might object to this kind of layout, but for many who want to stay under $100,000 it’s not a bad option. I like all the wood on the interior and think it’s “priced-to-sell” now.

Other selling features include the laundry room with washer dryer hookups, the level fenced yard with the long driveway which provides plenty of parking for cars/boats, etc.  I like the location, it’s single story, which is nice, and it has central forced heating.

Bank owned properties in Big Bear represent only 7% of all the homes currently on the market (43 out of 583), however, in 2011 they made up 32% of all residential sales(300 out of 931).  Another interesting fact is that banks, on average, received 96% of their list price.  So once a property is priced properly buyers see the value in making an offer close to their asking price.
